Floor, San Francisco, CA. The closest accessible BART Station is the Civic
Center Station located at the intersection of Market, Hyde and Grove Streets.
Accessible curb side parking has been designated at points along McAllister Street. Accessible MUNI Lines serving City Hall are the 42 Downtown Loop, 9 San Bruno and 71 Haight/Noriega and the F Line. Accessible MUNI Metro Lines are the J, K,

AND OPEN SPACE VARIANCES SOUGHT: The proposal is to convert an
administrative service office use to two residential units. The subject
building was originally constructed as residential units in 1908, but was later
converted to an office use in 1981. The proposal does not include any exterior
modifications.
PER SECTION 134 OF THE PLANNING CODE, a 15'-0" rear yard is required for
residential units on the subject property. The subject property, with a
13'-0" rear yard, does not comply with the rear yard requirement for
residential units; therefore, a variance is required for the conversion to
residential units.
PER SECTION 135 OF THE PLANNING CODE, each dwelling unit requires 60 square
feet of open space if private or a total of 160 square feet of common open
space. The proposal provides the required amount of open space in the rear
yard; however, this space does not meet the minimum dimensions required by the
Planning Code. Therefore, a variance is required.

maintain a rear yard of approximately 30'-0". The proposed detached
two-car garage structure would be located approximately 5' from the rear
property line and 5' from the west side property line. Therefore, the proposed
two-car garage structure requires a variance from the rear yard requirement.

property requires a rear yard of approximately 17 feet. The proposed addition
would encroach approximately six feet into the required rear yard.

intensification of an existing noncomplying rear structure to habitable space

building within the last 30 feet of lot depth (along Perine Place). As two
buildings are proposed to be constructed on the lot - one fronting California
Street and one fronting Perine Place - an equivalent 30-foot deep rear yard
area is proposed between the new structures; therefore, the project requires a
rear yard modification.

subject property. The existing building encroaches 6 feet 6 inches into the
required rear yard with the existing deck and stairs encroaching an additional
9 feet 2 inches into the required rear yard, resulting in a rear yard of
approximately 16 feet. The proposed deck and stairs will not extend into the
required rear yard any further than the existing deck and stairs; however, they
will be approximately 3 feet 6 inches wider than the existing deck and stairs.
The replacement and expansion of the deck and stairs requires a variance.

horizontal additions around the ground-floor bay windows, an approximately 2'
by 9' horizontal addition at the second floor and an approximately 3' x 6'
horizontal addition at the north side of the third floor.
PLANNING CODE SECTION 134 requires a rear yard depth of approximately 17 feet
for the subject property. The deck and property line fence extend to the rear
property line and encroach into the required rear yard. The ground, second and
third floor enlargements would extend to within approximately 12 feet of the
rear property line and encroach into the required rear yard. Therefore, a
variance is required for the project.

wide and would be partially located within the required rear yard. The project
also proposes to merge the existing two dwelling units into a single unit,
which qualifies for administrative approval under Case No. 2013.0155D.
PER SECTION 134 OF THE PLANNING CODE the subject property is required to
maintain a rear yard of approximately 26 feet, 6 inches. The addition would
extend approximately 7 feet into the required rear yard; therefore, a variance
is required.
